Official floor plan status: pending release
As of June 2026, the developer consortium — UOL Group, Singapore Land (SingLand) and CapitaLand Development — has not published the official unit mix, floor plans or stack layouts for Thomson Reserve. Floor plan images circulating on third-party marketing sites at this stage are unofficial and often conflict with one another.
Our team monitors the official release directly. When the floor plans are published, registered buyers receive the complete PDF set first — before it is made broadly public.
Expected unit types: 1 to 5 bedroom
Based on current marketing information, Thomson Reserve is expected to offer 1 to 5 bedroom layouts across the ~50,197 sqm Bright Hill Drive site (plot ratio 2.1). The official unit mix, sizes and dimensions have not been published — we will confirm every figure against the developers' official release, and registered buyers receive it first.
Which layout should you shortlist?
1–2 bedroom: suited to investors and young couples. Compact layouts a few minutes from Upper Thomson MRT on the Thomson-East Coast Line tend to see the broadest tenant demand.
3–4 bedroom: the family sweet spot. Thomson Reserve sits within 1km of Ai Tong School — a key consideration for Primary 1 registration — with Catholic High and CHIJ St Nicholas Girls' nearby.
5 bedroom: for multi-generational households wanting space in a mature, landed-adjacent estate beside MacRitchie Reservoir.
Five things to check on any floor plan
- Orientation — stacks facing MacRitchie Reservoir and the nature reserve will be the most contested.
- Layout efficiency — compare liveable area against aircon-ledge and void space.
- Kitchen format — enclosed wet kitchens typically suit family cooking; open-concept suits rental.
- Stack position — afternoon sun, privacy between blocks, and distance from facilities noise.
- Bedroom dimensions — confirm the master fits a king bed with wardrobe clearance.
